Terms & Conditions

These terms explain how you may access and use House Krowd, provided by House Krowd Ltd.

©2026 House Krowd Ltd. Company number: 17488471. Registered office: 66 Paul Street, London, England, EC2A 4NA. All rights reserved.

1. About House Krowd

House Krowd is a digital platform that helps residents, tenants, leaseholders, freeholders and homeowners record, organise and manage information relating to homes, buildings, defects, repairs, costs, occupancy and related property matters.

House Krowd may also create, maintain and enrich property records using information from public registers, open data, licensed data sources, service providers, partners or information already held within the Krowd ecosystem. A property record may exist before an individual resident identifies themselves to House Krowd.

House Krowd may include onboarding tools, messaging features, evidence storage, defect logging, property information, guidance, reporting tools and access to third-party or specialist services.

House Krowd is provided by House Krowd Ltd, company number 17488471, registered in England and Wales with registered office at 66 Paul Street, London, England, EC2A 4NA. House Krowd Ltd is the company that contracts with you for use of the House Krowd platform.

2. Acceptance of these terms

By accessing or using House Krowd, creating an account, submitting information, or continuing to use any part of the platform, you agree to these terms. If you do not agree, you must not use the platform.

You must be at least 18 years old, or otherwise have lawful authority to use House Krowd in connection with the property, household, tenancy, building, organisation or matter you are representing.

3. What House Krowd provides

Unless we expressly say otherwise in writing, House Krowd provides a technology platform only. The platform is designed to help you structure information, keep records, understand possible next steps and manage property-related workflows.

Use of House Krowd does not, by itself, create a solicitor-client, adviser-client, surveyor-client, contractor-client, financial adviser-client or other regulated professional relationship.

4. Your account and security

You are responsible for ensuring that the details you provide are accurate, complete and kept up to date. You are also responsible for keeping your login credentials, verification codes and device access secure.

You are responsible for activity carried out through your account unless that activity results from our failure to take reasonable care and skill.

5. Information you submit

You confirm that any information, photographs, videos, documents, descriptions, dates, contact details or other content you upload or submit is, to the best of your knowledge and belief, accurate, lawful and not misleading.

You must not upload content that belongs to someone else without appropriate authority, is knowingly false or deceptive, contains malicious code, infringes privacy, data protection, intellectual property or other legal rights, or is abusive, threatening, discriminatory or otherwise unlawful.

Where you upload evidence or other files, House Krowd may preserve the original submission and available provenance information, including timestamps, file metadata, EXIF metadata and location or geolocation metadata where present and available to the platform. This may be used to maintain evidence provenance, create an audit trail, prevent misuse and support property, repair or service workflows.

6. How we may use your information

We may use information you submit to operate House Krowd, provide features you request, create records and timelines, generate summaries, improve service quality, prevent misuse, support case handling, connect you with relevant services, and comply with legal or regulatory obligations.

Our use of personal data is also governed by our Privacy Policy. Where the platform enables you to share information with selected third parties, advisers, landlords, agents, contractors, partners or service providers, that sharing will be subject to the relevant service flow and to the permissions, requests, consents or other lawful basis applicable at that stage.

Registering with House Krowd, logging a repair or defect, or using another part of the platform does not, by itself, authorise us to disclose your identity or personal information to a legal, financial or other specialist provider.

Where you choose to request assistance from a third-party service provider, we may identify the provider or category of provider, explain the purpose of the proposed disclosure, and record the request, permission, consent or other lawful basis applicable to that service flow before information is shared.

Where more than one provider or route is available, you remain free to choose a provider, decline the service, or seek assistance independently. House Krowd does not create a professional relationship merely by presenting a service option or making an introduction.

7. Requests for legal or specialist assistance

Logging a repair, defect, housing problem or other issue does not automatically constitute a request for legal, financial or other regulated professional services.

If you choose to request legal or specialist assistance, House Krowd may ask for additional information or declarations relevant to that service, including whether you have already instructed a solicitor or other professional, whether you want your information shared, and which provider you wish to use where a choice is available.

We will only disclose information for an introduction where the relevant service flow permits it and the necessary request, permission, consent or other lawful basis has been established and recorded.

Any solicitor, adviser or other regulated provider remains responsible for deciding whether to accept you as a client or customer and for carrying out its own eligibility, conflicts, onboarding, client-care and regulatory checks.

If a selected provider is unable to receive or progress an introduction, House Krowd may offer you another available provider where your recorded choices and permissions allow this. A failed or rejected technical delivery does not, by itself, authorise us to disclose your information to another provider.

8. Machine-readable provenance and audit records

House Krowd may maintain a machine-readable provenance record of your journey through the platform, including the property or invitation through which you arrived, registration and verification events, information you submit, service choices, declarations, permissions or consent, provider selections, disclosures, transmission or delivery events and subsequent service events where available.

We may use these records to operate the service, preserve evidence, protect residents and service providers, demonstrate how requests and disclosures arose, investigate incidents or disputes, support audits, prevent misuse and meet legal or regulatory obligations.

Where files or evidence are uploaded, provenance may also include timestamps and available file, EXIF, device or geolocation metadata where present and available to the platform.

9. No regulated advice unless expressly stated

House Krowd may provide general information, prompts, recommendations, summaries and workflow support. These are not a substitute for legal advice, surveying advice, financial advice, medical advice or any other regulated professional advice.

Where we introduce or connect you to a regulated professional or a separate specialist service, that service will be subject to its own terms, engagement arrangements and regulatory obligations.

10. Acceptable use

You agree to use House Krowd lawfully, responsibly and in good faith. You must not misuse the platform, attempt to gain unauthorised access, interfere with other users, scrape the service at scale, reverse engineer restricted parts of the system, or use the platform to harass, threaten or mislead others.

We may suspend, restrict or close access where reasonably necessary to protect the platform, users, legal rights, security or compliance requirements, including where we reasonably believe these terms have been breached.

11. Intellectual property

The House Krowd platform, including its software, branding, layouts, workflows, text, graphics and underlying systems, is owned by us or our licensors. We grant you a limited, non-exclusive, non-transferable right to use the platform for your personal or internal property-related use in accordance with these terms.

You retain ownership of content you upload, but you give us a licence to host, store, process, reproduce and use that content as reasonably necessary to operate, improve and secure the platform and provide the services you request.

12. Third-party services and links

Parts of House Krowd may rely on third-party platforms, public registers, open or licensed data sources, mapping tools, communications providers, identity services, contractors or professional partners. We are not responsible for services supplied by third parties except to the extent required by law.

Property information obtained from third-party sources may be incomplete, delayed or inaccurate. We may use reasonable checks, matching and enrichment processes, but we do not guarantee that every property attribute or third-party record is complete or current.

If you choose to use third-party services made available through the platform, their own terms and privacy policies may also apply.

13. Availability and changes

We may update, improve, suspend, withdraw or change parts of House Krowd from time to time. While we aim to keep the platform available and reliable, we do not guarantee uninterrupted or error-free access at all times.

We may also update these terms where needed to reflect changes to the platform, the law, our operations or user protections. The latest version made available through the platform will apply from the date it is published.

14. Liability and consumer rights

Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or your statutory rights as a consumer.

Subject to that, we are responsible only for losses that are a foreseeable result of our breach of these terms or our failure to use reasonable care and skill. We are not responsible for business losses, loss of profit, loss of opportunity, or losses caused by inaccurate information supplied by you or third parties.

15. Governing law

These terms are governed by the laws of England and Wales, unless mandatory consumer law in the part of the United Kingdom where you live gives you the benefit of local law and jurisdiction.

16. Contact
